"Matt, Let's Get Serious About This" Sellers Meet The Market And Then Some

It always seems to happen around the end of financial year. Property owners looking to sell get anxious about moving on.
A number of sellers I am working with at the moment have reduced prices to move their properties. And who can blame them, some of these are such good value now buyers won't be able to say no.

104 Henry Street, Greenslopes is a terrific 4 bedroom family home. At just $619,000 it shows what great value is out there at the moment.



22 Earl Street, Greenslopes. On the market for just 1 week but the sellers want to move on so the price is now $459,000. Sure there is some work to do, but at this price it's worth taking on.



7/72 Earl Street, Greenslopes is outstanding value at $350,000. 2 bedrooms, 2 bathroom. Top floor unit right at the back of the block. The unit is immaculate, brand new carpet, paint and blinds throughout.

Does Staging Sell Real Estate?

There is something to be said about a neat and tidy house when you are sorting through house after house looking for the perfect home for you and your family. This is something that should be kept in mind when selling either a personal home or an investment property. There are a few other things you should keep in mind when it comes to selling real estate. One of those things is that staging sells homes.



Seriously, there is something cold about an empty house. It could be painted impeccably and meet every possible standard a family has and yet feel cold and anything but homey when walking through the home for a real estate tour or inspection. This can be easily overcome by contacting a local furniture rental company and picking out furniture that will match at least the primary rooms of the home in order to make the home appear  homelike.

The primary rooms that you will want to appear 'lived in' are the living room, dining room, master bedroom, and all bathrooms. These are the rooms that essentially sell homes and it is important to make them appear neat, orderly, and well cared for. If you have the funds for every room in the home then by all means do so. It is a huge selling point, particularly for those who are trying to sell homes quickly. If the home doesn't sell after the first two weeks or month (you decide the time limit) then you may want to remove the 'staging' furniture in order to eliminate the expense. I would strongly encourage you to keep this furniture as long as the home is being shown fairly regularly though.

You will want to do so much more than simply putting furniture in the property you are trying to sell. You want to create an atmosphere or warmth and comfort. This means you want to have prints on the walls, mirrors, plants, and pillows. You do not have to purchase items particularly for this process. You can use things from your own home in order to establish this atmosphere of homelike comfort.

Other things that may help an empty home sell are scents. There is nothing quite like the smell of cookies in the oven or flowers in bloom to make a home feel 'homey'. These scents can be easily accomplished with well placed scented candles, potpourri warmers, dry potpourri, fresh-cut flowers, and electric room air fresheners.

So the short answer to the question of whether or not staging sells real estate is "yes". Staging a home can absolutely lead to a higher offer and a quicker sell, even in today's sluggish market.

We Love QR Codes!

What is a QR code? In most instances a QR code is a link to a website (but they can do a whole lot more). Most smartphone users can install a QR reader like the one at Kaywa.com. Once installed you can scan a code and be directed straight to a website.

Where will you find them? Keep an eye out for QR codes on our latest marketing material. You'll find them on signs outside our properties for sale and rent, in our print advertising and even in our window display. Want to know how much? How many bedrooms? When you can inspect? Scan the code and all will be revealed.

I have succumbed to the appeal of Facebook (500 million users can't be wrong) and have to admit, it really is proving to be a great way of communicating with people in the local area.
