Are You One Of The Lucky 110,000 Investors Getting A Letter From The ATO?

The Australian tax office announced this week that new “data mining” technology had enabled them to identify property investors who may have submitted incorrect tax returns.

Work out if the building is predominantly aimed at owner-occupiers or investment-based.

Fairfax has reported that almost $39 billion was claimed by landlords in tax deductions in 2010-2011, and with two thirds of investment property owners claiming a loss there will be heavy scrutiny at tax time.

Coorparoo Suburb Stats

The latest data (through to Feb 13) highlights the changes we have seen in property values post GFC.

The graph shows median sale prices continue to fall and have done consistently since February 2011.

Current median sale price is at the same level as end of 2009, we saw more growth through 2010 and then a slow fall since. It is interesting to note that over a 10 year period the median sale price has nearly doubled.

The second graph shows the extraordinary growth we experience from 2002-2009, looking at this the correction we have seen seems inevitable.
