The Market Is Red Hot For Sellers With The Right Property

There is a lot of talk about a "flat" market and unremarkable sale prices but from what I see day to day our local inner city market is quite buoyant, particularly if you are selling a "sought after" property. There are definitely certain segments of the market more active than others.

In fact the market is as good as I have seen in the last 24 months for sellers with the following properties.

#1 - Houses $400,000 - $450,000
Any condition is OK, in some instances the worse the better! This market is red hot.
Likely buyers are first home owners, investors and renovators.
Recent example:
83 Baron Street just sold for $432,000. I could have sold this 5 times over.
26 Perth Street

#2 - Houses $650,000 - $700,000
The home needs to be renovated nicely and ready to move in with little extra work required. 4 (or possibly 3) bedroom is OK. 2 bathrooms (an ensuite) is a must. A large outdoor area is a huge bonus.
Likely buyers are young couples.
Recent example:
49 Peach Street under contract in 48 hours (Asking $725,000)


Thinking of selling? If you own something that fits the above criteria we need to talk ASAP. Seriously this could be the most straight forward, hassle free sale ever. Yes I know it sounds like a "real estate agent" line but put me to the test, I have more buyers than properties (and I'll prove it before you need to sign anything!).
